How to rent and sell property through Facebook groups

Post a place in the right local groups and it's seen by people who are already looking for a home in that city. It's free, and people trust these posts more than ads. But most agents and landlords make the same mistakes: they post in the wrong groups and put the same text everywhere, every day.

Where to find buyers and tenants

  • City housing groups: “Austin apartments for rent,” “Denver rentals.” These are the core of your list.
  • Neighborhood groups. Smaller, but people there want that specific area.
  • Groups for newcomers. These people need a place soon.
  • Investor groups. For people buying to rent out or flip.
  • General city groups. Huge, but each post gets few responses. Check whether listings are allowed at all.

Read the rules before you join. Many groups don't let agents post, or only allow listings in a weekly thread. A few active groups beat a long list of dead ones. More in how to find groups.

Posts that work

  1. 01New listing. Beds and baths, the area, the price and what makes the place great. Photos in order: outside or the living room first, then the kitchen, bedroom and bathroom.
  2. 02Open house. The date and time. Send the exact address only by message, so you end up with the contact info of everyone who's interested.
  3. 03“Just rented” or “just sold,” and how many days it took. People see that your listings go fast, and you're not pushing anything.
  4. 04A useful tip. For example, “3 things to check before you sign a lease.” End with something simple like “Questions? Send me a message.”
  5. 05A price update. What's happening with rents or prices right now, and what it means for people who are looking.

A listing that gets messages

Rental listing

2BR apartment for rent in East Austin, $1,850/month, available Nov 1 Renovated kitchen, washer and dryer in the unit, 10 minutes to downtown. Pets welcome, parking included, 12-month lease. Showings this Saturday, 11 a.m. to 2 p.m. Message me for the address.

What gets filtered or ignored: “DM me” and nothing else, several links in one post, ALL CAPS, stock photos instead of the actual place, and the same text in every group within an hour.

How often and when to post

  • Post the same listing in the same group once every 5–7 days at most. Daily reposts get you removed.
  • When you repost, change the first line and the main photo, or mention that the price dropped.
  • Start with weekday mornings and evenings. On weekends, “just rented” posts and open house announcements do well.

From comment to showing

Speed decides everything. Reply within the hour and the person comes to see the place. Reply the next day and you hear “we already found something.” Have a short first reply ready: the price, the move-in date and when they can see it. Send the link to the full listing once you're already chatting.

In your listing, describe the home, not the tenants you want. Wording about family status, religion or national origin breaks Facebook's rules, and in many countries the law too.

How Postyfy helps

  • Separate lists by area and type, like “East Austin rentals” and “Investors,” each with its own schedule.
  • Up to 4 photos per post with “One by one” mode, so each group gets a different main photo.
  • Spintax for the first line and the description. And the Group parser finds “apartments + city” groups with the member count you want.
  • The Schedule takes care of the 5–7 day rule: put each listing on one day a week for each list.

Let Postyfy do the repetitive part

Warm-up, spintax, AI rewrites, pauses between groups and one schedule for all your accounts. Set it up once, then just check the report.
